Good afternoon buyer,
5% cash downpayment/ booking fee will be $34k.
Do take note that you will need to fork out 15% CPF OA funds/ cash ($102k) within 8 weeks from OTP grant date to complete the purchase provided you have a 80% bank loan.
Other misc fees will be:
1) $2.5k legal fees
2) estimated 3% buyer's stamp duty ($15k)
3) $500 stamp duty for mortgage
4) valuation fee etc
Usually law firms will recommend buyers to pay BSD by cash because CPF Board might not release the funds in time to pay IRAS. But not to worry, you should be able to use your CPF OA funds for the payment of BSD if you have sufficient funds.
