Not all buyers are averse to afternoon sun, and may actually want their unit to have more natural light. If there are other strong points of the unit, you may want to highlight to them. In any case, it is better to share honestly with them as most buyers are savvy enough now to factor in all the pros and cons when viewing.

My team has sold properties facing the cemetery directly before too. What is important is to sell the benefits of the property to the prospective buyer such that they believe that there is more benefits to purchase the house over the particular west sun issue.

i once had a buyer, due to FengShui reasons, specifically looked for a East facing unit, which meant that 2 out of 3 bedrooms faced WEST.

He bought that unit.
