Hi Gurus,

My wife and I are sg pr for the past 8 years. We would like to get a condo in singapore and would like to know the total cost to own one in singapore

We owned a property in Johor Bahru at rm650k and outstanding loan at 250k. Thats explain why we are looking for condo instead of HDB

We like to get a 750k condo in singapore, and below are the list of questions we would like to ask

1. how much minimum cash we need
2. how much is the outstanding (include all miscellaneous fees) we need settle using CPF OA + cash
3. What is the LTV limit for our case? owning a property in JB will affect ATV? our weighted average age using formula is 34.5
4. anything else i need to know?
5. any question for me?

1. The minimum cash outlay you will need to fork out is 5% of the property price (valuation or purchase price, whichever is higher).

2. The balance 20% forms part of the downpayment, and can be paid using CPF or Cash.

3. LTV is at max 75% if you do not currently own any other Singapore residential property.

4. Do take note that BSD (3-4%) and ABSD (5%) applies in your case. The maximum amount that you can loan will depend on your TDSR.

Dear Sir,

Allow me to clarify:

1. To purchase a residential property in Singapore, the minimum cash component is 5% cash, 20% can be using CPF and 75% loan. However, for resale property, you need to prepare some cash to pay for the stamp duty and additional buyer stamp duty as well.

2. The stamp duty and legal fees will be about 8% of the purchase price. This is on top of the purchase price.

3. Overseas property will not affect your LTV. Therefore you are still eligible for the max 75% loan provided your income is able to support the loan amount.

4. It is important to understand the overview of the purchase process and get your loan in principal approved first before embarking on a search. It is also important to identify properties which will appreciate in value in the future so that you are able to profit from it next time.

You need 25% downpayment , at least 5% must be cash , balance 20% can be cash or cpf .

You need another 8% in total for stamp duty , legal fee etc .
