Answers according to your questions sequence:
1) if its your 1st matrimonial home between SC and SPR, no ABSD applies due to ABSD remission.

2) you have included all of the major costs

3) as per answer (1)

4) as long as you have one SC, and meet MOP of 5 years, you can purchase a 2nd residential property while keeping your HDB.

3. no ABSD is payable
4. yes, after 5 years MOP you can purchase 2nd private property while still holding hdb

Good afternoon Terence,

You don't have to pay ABSD of 5% as IRAS will treat your first property purchase in Singapore as your matrimonial home, be it its a HDB or condo.

Other outlay will be:
1) stamp duty for mortgage
2) valuation fee

Do take note that you wont have to pay agent's commission for private transaction as your representative will usually take commission from the seller's agent.

Last of all, you can hold on to HDB and purchase a private people in the future as your household consists of a Singaporean.
