Hi Gurus,
I'm a PR, considering buying a Condo in the range of 700K. I'm considering the ones TOPing around 2018.

I've a 3RM HDB unit, which I need to dispose off when I buy the condo. Considering the condo is TOPing in 2018, how long I can keep the HDB unit?

No issues with respect to loan. I've sufficient cash + CPF to pay the down payment and installments. I might at the most need loan of around 200K (after disposing off my HDB uint).

Appreciate your advice.

Hi Ravi,

You can sell the hdb away within 6 months after key collection to condo unit, ie in 2018. However, doing so means you will incur ABSD of 10% since you are purchasing the condo when holding on to the HDB. Please note, as a PR household, you need to sell away your HDB once you move into your condo, cannot keep both.

Morning Ravi,

Firstly, you will need to have fulfilled the MoP requirement before you are eligible to buy the condo. Upon key collection of your condo, you will have to sell away your HDB unit within 6 months timeframe. But if you require the findings from the HDB unit to facilitate the purchase, we might need to time the sale well or you can try to get a bridging loan.

Please do take note that you would have to dispose off your HDB once you have obtained keys for your condo. What I can suggest is for you to provide more information and figures so that I can work out the financial sums for condo progressive payment and amalgamation of sales proceeds from the flat to illustrate the computations. Good afternoon Ravi,

Do take note that you will have to dispose off your current HDB within 6 months from TOP of new condo.

Bear in mind that if you decide to purchase first then sell off your current HDB, you will be subject to 10% additional buyer's stamp duty. This will not be refunded back to you after you sell off your HDB.

Thus I will advise you to sell off current HDB and rent while waiting for new condo to be completed.

Reason being:

1) avoid excessive ABSD
- buy first then sell: 10%
- sell first then buy: 5%

you will save up to $35k for a $700k property.

Yes, you can ask up to 1 year grace period to sell your HDB upon you received your condo.

If you buy condo, you will be subjected to 10% ABSD. Option to remission, upon you sell your HDB. You can claim back the 5% ABSD stamp duties.

As mentioned previously in order to avoid excessive ABSD and to use your HDB sales proceeds to fund the purchase, you have to sell off your HDB before committing into the purchase. You are unable to keep your HDB up to last 6 months before keys collection.
