Hi Guru,
Wife & I are currently 31 years old, both SPR. Intended to purchase a condominium. Combined household income after CPF, is SGD$7300/month. Cash=SGD$70k. CPF combined OA account=SGD$78k

Wanted to look at analysis whether we're capable to own a condominium with our current income. Let me know. Thanks.

Hi,

The more pertinent issue will be the downpayment+stamp duties as SPR are required to pay ABSD of 5% for 1st property purchase. With the figures provided, you can consider a 1bedder at certain outskirt locations up to about 550k. Good morning buyer,

Do take note that you will require at least 28% of the purchase price as your initial outlay:

1) 5% cash and 15% CPF/ cash downpayment
2) 3% buyer's stamp duty and 5% additional buyer's stamp duty as SPR
4) other misc fees like legal fees, valuation fee etc

With your finances on hand, I am afraid you are only able to purchase a property that costs around $530k. You might only able to look at limited choices of studio units probably.

By the way, are both of you SPRs for at least 3 years? If not, you can consider resale HDB instead.

Afternoon,

Assuming that you are looking at property of $700k, 5% ABSD and 5% cash down payment would sum up to $70k. 15% CPF downpayment would require around $105k which you are short of around $30k. Not forgetting the standard stamp duty. Hence, based on your capital outlay, provided you are granted 80% loan, you might have to look at 1 bedder.

It will be more worthwhile to get a resale HDB in a good location instead. With the financial figures you have provided, you can purchase a 4 room or 5 room resale flat comfortably in a matured estate.

It will be better as compared to purchase a 1 bedroom condo unit which will be much smaller in size.
