Hi Guru, we're a happily engaged couple who wants to buy a condominium but am unsure if we can afford one. We're first timers. Can any one of you agents advice us on what are the 3 main areas to consider when buying a condominium in singapore please?

Dear Angelique,
You need to consider forking out 28% of the purchase price of any condo or apartment by CASH /CPF. This is the 25% plus the 3% Basic Stamp Duty. Only then, the bank loans will kick in. Hi Angelique,

1) 3 major factors to consider for any individual buying a property are:
(a) Affordability - do your asset financial calculation carefully to ensure you are comfortable buying.
(b) Needs - You have to understand what you are getting, for your own needs or investment or both.
(c) Current and future: What is your current and future position in terms of career and personal life?

2) 3 major factors to consider which to buy are:
(a) Connectivity - how convenient it is to access public transport. The nearer will cost higher.
(b) Amenities - How far away from getting daily needs? The nearer to it will cost higher.
(c) Schools - Is within 1 km to a notable primary school important criteria in your selection? Those within 1km of a good school will attract future buyers.

3) Last but not least since there are many factors affecting the price of the property, the value will never change.

1) Do you intend to take loan for your purchase?
If yes, Before shortlisting project/unit, I will suggest to check your in principal approval of your loan from banker.

Congratulations on your engagement!

3 factors (in order of importance) you might wish to consider when purchasing a property for your own stay would be:
1) Affordability
2) Needs (unit size, location, others like floor level/facing etc)
3) Potential upside

I mentioned Affordability as the number 1 factor. This is the most important factor, as I would advise against over-leveraging when purchasing any property.

Family Needs would be next, especially that you're purchasing it for your own stay. Proximity to work place, parents residence etc would be important consideration.

Lastly, you might also wish to purchase a property that offers you a good potential upside, rather than a property that is stagnant or worse depreciating. This is an important step if you wish to upgrade in the future.
