Hi Guru, need your advice on this scenario. I own a HDB flat which is fully paid up and MOP is met. I am now thinking of investing in a private condo. I don’t want to invest overseas or in local commercial property. Is there any way to avoid the ABSD and CPF minimum sum for private condo as my 2nd property? I am thinking of buying under both my name and my retired mother’s name, but bank loan is under me, but does it help?

Good afternoon buyer,

Unless you sell off your current HDB, if not this purchase will be considered as your second residential property in Singapore. You need to pay ABSD and adhere to CPF minimum sum unless there are changes to these rulings anytime soon.

Maybe you can share with me your finances so I will be in a better position to advise you the quantum that suit you.

Hi,

If bank loan for 2nd residential property is under your name, your name has to be included in the property purchase. Consequently, you are liable for ABSD and minimum sum requirements. Are you the HDB sole owner? Perhaps can I have more details and see if we can structure something to achieve your objectives. Thanks and hope to have the opportunity to work with you.

If you will like to service the loan, you have to be placed as the owner of the property thus you will be subject to ABSD and observe the minimum sum.
