Hi Guru, I own a HDB with my wife and now waiting a new BTO to move in next year. If I want to buy a condo for my child as gift, will this be subject to MOP or I can proceed to look for condo at any time instead of 5 years later? Thanks in advance!

Hi Sir,

You can choose to purchase a condo for your child as a gift if he/she is above 21 years old. If he/she is working, she will able to take a loan too.

If your child is under 21 years old, you could purchase the property under Trust for your child. However, do take note that for property purchased under Trust, it must be in full Cash. No loan or CPF usage is allowed.

Hi If your child is not listed as essential occupier then you can proceed to purchase anytime. Do note if your child is under 21 years old, purchase under trust would be full cash.

In your case, you may wish to purchase the property under a trust. However, for trust set up, you will not be able to secure a loan or use your CPF for the purchase and selling it in the future may be subjected to certain conditions.

Hi;
If your child is above 21yrs old and you would like to buy a property for him/her as gift, then you dont have to wait for 5 yrs MOP ( provided their names are not as Occupiers of the flat).

But if they are below 21yrs old and you are buying under Trust, then yes, you will need to fulfil the 5 yrs MOP(unless you are not the Trustee to the purchase ).
