Dear Sir,

For your case, the cash is a concern because you will need to factor in the 5% cash when purchasing a private condo as well as the stamp duties which may need to be paid in cash first and reimburse using your CPF funds. With a cash budget of about 40k, you can look into 2 bedroom condos that are within 800k range.

If you do not have an interim place to stay, I will recommend that we get an extension of stay from the buyer so that you can transit smoothly. CPF wise, you and wife will have more than enough to cover the 25% downpayment. We will also need to do a loan assessment for both of you to determine how much you can borrow.

Hi Kelvin,

1) Just to be honest, your current fund is going to be tough to sell and buy at the same time.
2) Cash = $40k, which works out your budget is around $800k at most. Because you need at least 5% for the down payment and exercise fees.
3) A $800k condo will need to prepare a buyer stamp duty of $18.6k which you need to come out in cash first for resale. This amount can be reimbursed to you once CPF releases the fund.
4) You can get 2 bedders 2 baths with $800k.
5) If planned to sell and buy at the same time. I would suggest getting an extension of 2 months for a comfortable timeline. So that you can use your sales proceed to lower your loan.
6) You can find resale at this price tag in Sengkang and further in the North or extreme East.
7) Remember to sort out the stamp duty & legal fees before you make your move.

There are some important information that you missed out, like your age, income etc. These are very important as it will affect your loan eligibility. It would also be good to know your monthly expenses, to work out your TDSR.
