Hi, As I m a 1st timer looking into investment in property, there are certain things which I m not sure of. Currently own a 4 rm hdb flat. No cpf. Cash in hand around 300k. Income between 20k-40k. Can u advise me what type of property I m entitled for?

Hi,

Have you met your MOP of 5 years? If so, you can purchase 2nd residential property. If you are citizen, you can keep both HDB and condo.

Pls take note that ABSD of 7% applies and loan for 2nd property will be 50% max, if you currently have outstanding housing loan. Thanks and may I understand your requirements further so to assist with your investment plans?

Afternoon,

If you are SC and have fulfilled MOP, you will be eligible to purchase your second property. However, with you income range from $20k to $40k, it would be good to work out the amount of loan you are eligible for with the banker before deciding what type of sizing, location and budget best fit your bill.

Firstly, if you are a Singapore Citizen and have fulfilled your 5 years MOP, you will be eligible to purchase your 2nd residential property. Any outstanding loan from your current flat would make you liable for only 50% loan for the 2nd property and you will be subjected to ABSD as well.

You could alternatively consider commercial properties- with generally higher rate of returns; high rental yield and higher capital appreciation scope. There will furthermore be no ABSD involved as well.

However, as a rule of thumb, it is always best to get your finances assured and secured to conduct the search appropriately. Perhaps I can link you to my banker who will assist you with an IPA at no cost. I would also illustrate a financial cash computations/projections with progressive payments to assess which residential OR commercial options will suit your interest best.

Hi Investor!

If you have fulfilled the 5 years Minimum Occupation Period (MOP) of your HDB, then it's a great time to invest!

As a first-time investor, it would be better for you to purchase a property that is already tenanted so that you will earn rental income immediately.

I have a property that is ideal for investment. The asking is $898K at it's lowest and the rental is $2700/month. It is in Prime District 9 and the quantum is much lower than the average asking price of 1 bedders in D9 which is around $1.2M

Also, it is 3 mins walking distance to 1 mrt line and another upcoming line. With a good rental yield and low quantum, it is great for investment!
