Hi all.

My MOP is ending soon. My HDB home loan is fully paid up. I am looking for a PC for own stay/investment. Are there any condos - new launches - 800sqft, 2 bedroom, high floor with balcony with a reasonable view for 800K.

Morning,

If you are looking at keeping your HDB unit after buying of the condo, either of you must be SC. If your current unit is still on mortgage, you will only be eligible for max of 50% loan. If you are keen to know more and require my assistance, do feel free to contact me accodingly.

Good morning buyer,

As you don't have any outstanding loan, you will be able to obtain up to 80% bank loan whereas downpayment will be 5% cash and 15% CPF OA funds/ cash.

Do take note that you will be subject to 7% additional buyer's stamp duty and if you have utilised any CPF OA funds in your current HDB, you have to set aside a minimum sum of $77.5k in your CPF OA+SA first before you can use the excess in this purchase.

Hmm as for $1k psf new launch, it's rare at the moment. There are few launches islandwide where their pricing are pretty attractive. Maybe you can share more like your preferred location so I will be in a better position to assist and advise you.

Hi,

Once your MOP is met, you can purchase 2nd residential property. You need to be SC to be able to keep both HDB and Pte. It is possible you can avoid the 7% ABSD via decoupling, please get in touch to share more details, I will be glad to share more with you.

On your private investment options, based on your requirements, you are looking at new launches with 1,000 PSF, thus your options are limited to suburban areas such as Pasir Ris, Tampines, Sengkang or Yishun etc. Adjusting to 1,200 PSF onwards or thereabouts gives you a lot more options with better appreciation potential. Which locations are you particularly keen on?

Since you are looking at investment, more importantly is the yields attainable. Would you consider Panorama @ Ang Mo Kio, City Gate @ Lavender or Glades @ Tanah Merah? Thanks and hope to understand your requirements further before further value-adding?
