Hi agents,

My wife can potentially receive about 400K cash from an inherited flat. Can she purchase a private property, for capital growth, even though her monthly salary is just 3K?

Is she even able to avoid paying monthly installments while the new launch is being constructed? We're thinking it could be a financial strain on her small pay. Once she is able to rent it out, then the rental can help offset monthly repayment.

Is it still possible in today's climate to do such a thing, considering numerous newspaper reports on condos being left empty and unable to get tenants. Need your advise. Thanks

Hi,

Yes its feasible and she will be able to take out a mortgage. Is her name currently in another property as well? If so ABSD of 7% is applicable.

For condos under construction, it follows progressive payments hence your installments will slowly build up until you collect the keys. Its still possible to find condos where the rental is able to cover the mortgage, its not all doom and gloom.

It is always a risk to be heavily dependant on monthly rental income to service a loan for investment, and in my opinion will create undue stress if unit is not rented out in due time if market is poor.

Why not make use of this time now to the day the sum of money is in to see what other forms of investment can be done with this same amount of money, which perhaps can give decent returns over a period of time than having to rely on monthly income to service a loan?
