If the ABSD 7% is a concern to you. You can opt to add your name under joint tenancy of 1% ownership whereby your mum still 99%. The buyer stamp duty will based on the 1% of the valuation of your mum property.

In the incident, sadly your mum deceased before you. You will auto be the 100% owned of the property, whereby the specific tax will applied.

Most of the cases, I always advise my clients to pay for the relevant stamp duties for inherit of property in full since beneficial is huge vs stamp duties. Rather than wait, likely regret and conflicts will occur for property in future. Agreed :)
