Hi,

Discount offered to buyer who are impacted by ABSD was given in 2018 after the raise in ABSD on 5th July 2018.
After that, all list price already considered this impact and adjusted accordingly. Thus there are no further offer due to impacted by ABSD.

However, there are few new launches are giving some discount to off-load some of their units due to this CCB.

Dear sir/mdm,

Most if not all developers have already revised their pricings, based on the existing sentiments as well as the number of balance units in their respective projects.

Star buy units maybe introduced from time to time with more attractive prices which is applicable only within the period of time stated.

We do not foresee a major shift in terms of pricing as developers also have bottomline to meet. Most of the projects available in the market has also seen promising results before the Circuit Breaker. In fact I do have a number of projects which I think has phenomenal potential moving ahead, which I guess will be more critical than buying cheap now. Rather, the property needs to have the potential to give you good rental returns or capital appreciation.

Hi,

Based on observation, the Developers offering discounts are mainly those which have priced too high initially and have started to make adjustments for those poorer facing or lower floor units, or units with higher price quantum. Premium stacks and projects with good attributes such as near MRT and amenities, good schools are not necessarily discounted because the timeline to sell still has a longer run way, but the current uncertain situation may not last beyond this year. Interest rates are also at all time lows hence owners may be able to hold on a while more. Getting an unit with a reasonable entry price and a strong growth story is in my opinion more important.

Perhaps may I have your requirements such as preferred price range & location to share more value buys?

You’re right that developers do still give discounts from time to time but it is not really targeted at offsetting ABSD. But of course with those discounts factored in, it will definitely make the deal sweeter. Sometimes discounts also comes in the form of Star Buy units which will be limited for only certain units and also available for a short period of time.

You did mention it is for investment purposes so there will be certain check boxes to tick before it can qualify to be a good investment property. Wanting to buy a property in Singapore is not tough but ending up with a good purchase if often an art. On hand I may have some developments to recommend to you based on different reasons of course. One thing we tell our buyers is that, not all houses can buy and that is really a fact.

Maybe what I can suggest is, we can have a discussion on this and we can do this online. We can either just have a normal call or we can even have a meetup over Zoom or Whatsapp. I will take this opportunity to share certain things with you that is not convenient for me to share over public media like this.
