Unfortunately, there are no more 2BR for sale in Commonwealth Towers. It has all been sold out.

As for Sophia Hills, the cheapest 2BR is below $1.2m, not $1.3m. You can however get a 2BR-DK at slightly above $1.3m, and below $1.4m. This may be ideal for investment purpose, as you can potentially get in 2 different tenants for your property.

Alternatively, there is also another project you can consider, which I think can potentially gives you more than 3.9% yield. Would you like to understand more?

Firstly, it is at district 9 and when comes to rental yield or for a better capital appreciation in the future, this project will perform better than the latter. With a budget of 1.3mil, I would recommend that you get a unit at Tre Residence. Some of the attractive points for this development.

1. Great upside for capital appreciation as nearby projects such as Park Place Residence are going at close to $2000 psf.

2. Very stable and attractive rental returns. Due to it's city fringe location and proximity to Paya Lebar Commercial Hub, there will be plenty of catchment areas for tenants. There is sheltered walkway to the MRT station which is a big plus point for many tenants.
