Hello,

I've heard of cases whereby owners create more rooms with partitions in order to increase the number of persons to rent the property to.
However, the short term dollar value may not be worth it, as it may decrease the living experience and duration of stay of the multiple tenants.

First of all, you need to ensure that partitioning done is approved by the management before going about to do it. As what my fellow professionals have indicated, such arrangements primary objective is to be able to take in more occupants and thereby jack up the rental returns at the end of the day, and the key question here will be who are the tenants that will be attracted to such space then? How will the apartment turn out after the partitioning is done?

There is no absolute right or wrong answer to this question but really subjective to individuals. If an incoming buyer whose main objective into buying a property is to rent out to as high a rental as possible, perhaps this buyer will be interested in this apartment.

It seems that there are quite a number of co-living operators who are actively sourcing for units suitable to operate as co-living space and quite a number of them are looking to partition up the space as I have received a number of calls seeking my opinion on this subject matter. If you are in a similar position, it will be important to also verify the profile of such operators and their track records.
