Dear Gurus, was the Jan transacted price of $929 psf for the only one sale BELOW the developers' launch price? frm wat i saw, the units went for $800 plus psf before too, was that also BELOW the launch price?

Hi,

Launch price and preview price difference is between 10-20% average.

In almost every development there is alway one lucky fellow who get the lowest price (but note facing and all other factors not good)

Even to get that unit is like striking TOTO 1 Million Price.

The most important is getting a median price at current market rate. We dun know the future what will happen however in every investment there will be risk. The higher risk higher returns. That is why Luxury projects increases the most during hot market and shed off it values faster too when down market.

Do let me know if you are intersted at looking at other condo at your comfortable price range.

For the best value investment, most of the time is taken by the ultra rich or rich property agents who buy for themselves if they still have the credit extension from bank of course.

    Hi Joseph, I think you missed the question totally. My question is whether the current selling prices are lower than what was originally offered during launches. To put it very simply, is the Parc's current value UNDER the original sale price? If so, then it's technically negative equity.
