Dear Gurus,

My wife and I are intending to upgrade from a 5 room HDB flat to a condo. We have just reach the MOP and have made out that our current house can fetch between 580-600K. We purchased it at 500K and is currently financing this flat using HDB loan. Based our calculations, we will have around 350K from the same our current house and savings. Combined household income monthly income is around $11K.

We intend to sell this house and hopefully settle for a 3 BR condo as we have 2 kids. The intention of buying is to upgrade and hopefully it can be an investment. Can I get your opinions based on our current financial situation whether this is feasible?

Good morning Khidir,

Your loan assessment will be estimated $1.35m if both of you are up to 35 years old and without any debt obligations like car loan, credit cards etc (I can ask my banker to double confirm on this). With $1.35m loan, you can afford up to $1.8m.

But having said so, your finances/ cash on hand is estimated $350k which means your eventual affordability will be around $1.2m. If you want to buy anything up to $1.8m, funds on hand have to be at least $500k.

Care to share more information so I will be in a better position to run through your numbers again to see the feasibility to push forward?

Thank you for your enquiry. It seems feasible based on the info shared, but I would need a bit more info to be able to advise better. It depends on the purchase price too and also the attainable loan amount (which I can assist to estimate for you guys). May I also know if there are any other loan obligations installments such as car loan?

However, based on 350k cash+CPF OA funds available, we could be looking a property around $1.25mil, assuming 75% max loan not an issue.

Hi Khidir,

Based on the information that you have provided, ie your household income and the cash savings that you have, I think you are in a good position to upgrade. However, it is still advisable to draw up a full financial plan and do up a in principal approval for loan before you proceed.

With these figures in mind, you will be able to know what is the price of the property you are able to afford comfortably and more importantly the monthly cash and loan outlay. You may also want to plan in terms of your timeline so that you are able to transit smoothly and seamlessly from your current place to the new house especially you have 2 kids.
