Can my current husband n myself apply for HLE while waiting for my 2nd appt or i have to wait till my 2nd appt is over?

If i want to buy a EC how much resale levy i got to pay cos its my second subisded flat.. And does must husband got to pay resale levy even if its his first time buying a flat?

Can i book a EC by paying a deposit or i got to wait till my paper wrk is finish?

Hi,

I believe the court has delivered the final judgement? If so, yes you can start to make arrangements for your next flat, starting with the HLE application / or bank loan application. Resale levy only applies if you are buying new EC from developer. The amount depends on your 1st subsidized flat type and when its sold. It will be half of it since your husband has not taken any subsidy. May I know which EC project you are looking at?

Hi, yes you could book an EC unit by paying a deposit right away and do not need to wait for the HDB completion to be finished. May I know which EC project that you are keen with ? Hope that I am able to assist you further.

May I know the flat type of the subsidised unit you have sold? This will determine the amount of resale levy applicable. As you have mentioned that it is your second time and your husband's first time, you will be subjected to half the levy amount applicable.

There are only very limited brand new ECs left in the market therefore units floor level and orientation may not be ideal. Would you consider resale EC then since it will be a private property and there will be no resale levy involved?

Hi,

(1) HLE application:
No, you don't have to apply for HLE. Both new & resale EC can only service by bank loan.
You should apply for IPA (In-Principal-Approval) from bank. This is to understand how much loan you can obtain from your current household income.
Even if you wanted to buy a resale EC, you also need to apply for IPA.

(2) Resale levy:
As long as one of the applicant had obtained subsidize from government, you are required to pay resale levy. But since you are the only one received the subsidize thus it is only 50% of resale levl.
The resale levy are dependent on your subsidized flat type as follow:
(a) 3-rm: $30k.
(b) 4-rm: $40k
(c) 5-rm: $45k
(d) EA/EM: $50k

(3) Yes, you may book an EC now rather than waiting for completion.

Hi,

Yes you need to pay resale levy, but its only half of the full amount. For example if your 1st subsidized flat is sold after 2006, and is a hdb 4-room, then the full resale levy is 40k. Since its only half, only 20k is payable when you purchase the new EC from developer.

You can consider Brownstone or Signature @ Yishun (recently TOP ECs). All the new ECs with available units have resale levy payable. Bellewoods is fully sold already.
