In my humble opinion, if its purely for investment, I would say its citygate due to its proximity to commercial zones, and it being a mixed development. Also, higher rental contracts amounts are inked in Citygate's locality, and you will not lack tenants.

HI Mr Adrian,
When considering a investment vehicle, you would have to first understand what are your needs. Both Sims and Citygates are projects with potential. You would need to take a closer look at the rental yield in terms of 5 to 10 years investment, potential upside due to the development around the area and also your targeted tenant and buyers next time round. My suggestion is to pay a visit to both showroom for more information and take a look at the layout and site-plan. Do also drop me a call or e mail for a FOC more detailed discussion on the pros and cons of both projects, market trend and financial calculation on your ROI and returns before you make out your mind.

Hi Adrian, just like buying a fridge or aircon, one would go for the most ticks as it would meant that it is the most reliable and certified by professional. Similarly, not all projects come with many ticks but Citygate is one where you have the 5 ticks. Namely : Risk, Rise, Rent, Rare and Resell. Firstly investment- location is key. Although both projects are perfectly situated near MRT, CITYGATE is located in the city fringe which will ensure that demand is sustained overtime.

Furthermore, developers have cut the prices to make prices more attractive in CITYGATE. This has spurred revived demand and sales, leading to CITYGATE being the top 5 projects for sale in February.
