A private property owner cannot buy an HDB flat unless you dispose of your property 30 months before applying for a Built-To-Order (BTO) flat or before or within 6 months of your resale flat purchase.

1) You have to meet the HDB eligibility on buying an HDB flat.
2) To apply for BTO/SBF, you must dispose of all private properties for at least 30 months before you are eligible.
3) To buy a resale HDB flat. You just have to dispose of all private properties within 6 months upon key collection of your purchase.
4) If you are an SC, there will not be any ABSD incurred as you will sign an undertaking letter that you shall dispose of all private property within the given period. Therefore your final count of the property will be only 1.
5) If you are an SPR, 5% ABSD will be incurred as your final property count will be only 1.
