Hi,

If there's a plan to sell it off after 5 to 10 years, you might be better off getting a newer property in the area so the chances of higher resale value are better. You are only looking at Hougang area? There's a new EC upcoming, you have considered that?

The pointer here is despite that you have identified a concern on capital appreciation, why are you still considering this project since there is plenty of projects within Hougang and neighbouring towns like Sengkang and Punggol for consideration?

We need to identify your priorities and needs before we can advise you accordingly. There are many projects and sellers out there selling their units at prices lower than their purchase price because there is a reason to do so and mathematically factoring in all considerations, it makes sense to sell at a lower price.

Hi, I think you already have the answer in mind even before you asked all these questions. The truth is if you are staying for good, then by all means going for The Florida is one of the options. But if you are only thinking of a short term stay, then you may not earn much or worse still, selling it at a loss. Cos for a 99 year leasehold property, generally the valuation of the units will start to drop further after a 15 year period from TOP. So if you really have to choose a resale property around that area in district 19, then I would suggest going for Boathouse, Riversound, Riversails and etc. I would be most glad to assist you further and pls feel free to let me know if you need any assistance.
