Hi,

Typical breakdown for 1st residential for Singaporean purchaser as follows, I use $900k for easier illustration

For illustration

Assuming typical breakdown for example $900k purchase 2 bedroom unit as follows, assuming max 75% home loan :

5% cash 45,000

20% cash/CPF OA 180,000

3% approx for stamp duties and legal fees 24,100 (can use CPF OA if sufficient)

Typically this total amount needs to be ready within 8 weeks of booking of unit

Max 75% home loan
($675k, 1.4%pa, 30 years, monthly $2297)

Dear Sir/Mdm,

If it is your first property purchase then the Additional Buyer Stamp Duty is not applicable. The purchase process takes about 12 weeks as listed below:

1% Option Fee - upon price is agreed upon
4% Exercise Fee - within 2 weeks
Slightly less than 4% Buyer Stamp Duty - within 2 weeks from exercising of options
20% CPF (or cash) - at completion, usually 10 weeks later
75% Loan - at completion

Other cost that you will also need to take note is the legal fees which is about 2.5k.

For condos, bank can provide loans up till 75% of the value. You will have to come out the balance of 25% as downpayment. Out of this, 5% have to be paid using cash while the rest of 20% have to be paid using CPF. As for stamp duty, the breakdown is as below:
1st $180k of purchase price - 1%
2nd $180k of purchase price - 2%
3rd $640k of purchase price - 3%
The rest -4%
Stamp duty can be paid using CPF. However for resale condo, you have to pay in cash first 2 weeks after you exercised the option. CPF will make a refund of the stamp duty in cash 2 weeks later. Hi,

Provided you qualify for the maximum 75% loan, you will need to fork out a minimum of 25% as downpayment, out of which a minumym 5% has to be in Cash. The balance 20% can be from your CPF. If your CPF does not have sufficient for the 20%, you will need to top up in Cash.

Do take note that the various stamp duties (BSD, ABSD if any) applies. You may also wish to factor in legal conveyancing and other miscellaneous costs too.
