In your case honestly, if your IPA approved is quite far shot (after consulting bankers), I personally don't feel 10-15% can be bridged by other bankers to give a higher IPA, as its solely derived mainly from income status.
In your situation, it could be apt to consider the deferred payment scheme. But then again, it really depends on how your financial flow and plan to purchase is like. You could consider loan bridge or even personal loan which recently one of my client took. I would suggest you to work with an agent for your sale. You need an experienced agent to conduct your sales since its quite a tricky one. Someone who can guide you, advise you on the prices, negotiate for a better price for your unit (not everyone can do that) and get you through unit picking and paperwork. It's saves you a lot of trouble and hassle.
