21 and making $3800 a month... Well done bro!

Age requirement - you check off. Minimum requirement is 21 to do a property contract in Singapore.

Loan side - Banks usually require a pay slip of minimum 6 months for fix income(non commission based) that shows monthly contribution to CPF.

For tuition teachers - It classified as commission base salary. Local Banks would usually need a two year history of Iras statement before granting a loan.

Being said this there is some ways banks might be willing to work with you that could help you getting a loan still. For that would need to learn more about you.

Yes, you will be eligible to buy a private condo as you have reached the min age 21 yrs old.. However, for the bank loan side, I would strongly suggest you do an In-Principal Approval first in order to have a better gauge.
