#1 Vivace is next to The Wharf Residence and is marketing at more than 1,800psf. This is so much higher than The Wharf Residence transacting at near 1,500psf. #2 The developer for The Wharf Residence is also more reputable than Vivace. #3 D9 properties had also appreciated to (or above) 2007 prices. Yet, The Wharf is still much lower than transactions done in 2007. Q: Is The Wharf Residence significantly under priced??

Hi You can consider the Wharf Residence underpriced at this current market with $1500psf. However depends on the size of the unit. For e.g. If vivace one bedder is transacting at $1800 whereas $1500 for The Wharf is for 3 bedder, it is not underprice.

There is one unit at D9 going to TOP 2nd Quarter 2010 at D9 selling at quite a good price for now.

    Sizes are quite close. 1000+ sft @ slightly below $1,500psf in The Wharf Residence versus 800+sft @ above $1,800psf.
