1. If the tenants is proven with evidences for causing damages to the properties of the owner, according to the tenancy agreement they should pay for it.
If they refused to pay for it, will the small claims tribunal court still accept the case if the tenancy agreement written by the landlord and thumbprint by both landlord and tenants, haven't been sent to IRAS for stamping since it is just a room rental below $1,000 ?

2. What if the tenants refused to leave when the landlord has given a termination written statement through WhatsApp and letter ,after they breached the tenancy agreement (causing damages, argument with landlords, harsh manner with properties, missing payment for rental), what the landlord should do?
Can the police take action to command the tenants to leave accordingly to the tenancy agreement (not yet IRAS stamped)?
