Top 10 Best-Selling Condos in Q2 2023: Why Are They So Popular?
According to the PropertyGuru Singapore Property Market Report Q3 2023, the price growth for non-landed private properties is slowing down. The Sale Price Index for non-landed private residential properties climbed 0.3% quarter-on-quarter (QoQ) in Q2 2023 compared to a 0.9% QoQ increase in Q1 2023.
The April 2023 property cooling measures mean that investors now need to incur higher Additional Buyer’s Stamp Duty (ABSD) rates – most starkly foreigners, whose ABSD rates rose from 30% to 60%!
That said, private property prices were propped up by the performance of Q2 2023 major new condo launches, especially those that hit the sweet spot among convenient transport to the city centre, an abundance of nearby lifestyle amenities, and choice schools.
Wondering which condos for sale in Singapore sold the best in Q2 2023? Read on to find out!

Top 10 Best-selling Condos in Q2 2023

Residents also love the allure of Bukit Timah, for its unhurried yet refined ambience, with popular schools such as Methodist Girls’ School and Pei Hwa Primary School within a 1km radius. Also in the Bukit Timah area are Hwa Chong Institution, National Junior College, and Nanyang Girls’ High School.
In future, as part of a transformation seeded in the URA Master Plan 2019, public spaces and pedestrian networks will be seamlessly integrated with transport and community uses in the Bukit Timah area. An integrated transport hub is planned as well.

2. Tembusu Grand: Classy Condo Within the Trendy Katong District

Featuring 638 units from 1-bedroom to 5-bedroom configurations and even penthouse units, Tembusu Grand will be an impressive project in District 15, which comprises East Coast and Marine Parade, when it is completed in 2027.
Fun fact: Tembusu Grand was the only Q2 2023 major new condo to launch before the April 2023 property cooling measures were announced. Despite being a 99-year leasehold condo in a neighbourhood where many properties are freehold, units were sold at an average of $2,465 per sq ft (PSF), which was on par or higher than some of the properties in the area.
The vibrant Katong area is also known for its hip cafes, stylish restaurants, shopping malls, and schools such as Tanjong Katong Secondary School and Tanjong Katong Girls’ School in the vicinity.

For beach lovers, this luxurious condo in the East Coast and Marine Parade area is perfect. From your sanctuary, you’ll be able to connect to the seafront of Singapore’s beloved East Coast Park, which offers a plethora of seaside dining, activities, and more.
Culture buffs can also soak up the heritage of Katong and Joo Chiat, a stone’s throw away. This is also a convenient abode for those who have offices in the Paya Lebar business district. Within walking distance are choice schools that include Tanjong Katong Primary School, Haig Girls’ School, Kong Hwa School, and more.
In addition, with the en bloc market slowing down, freehold launches in District 15 could get fewer and far between. This makes The Continuum such a gem, especially for long-time residents of the area who yearn to stay close to their parents.

4. Blossoms By The Park: Stunning Views in Bustling Buona Vista

Located at Slim Barracks Rise in District 5 (Buona Vista/West Coast/Clementi New Town), the 99-year leasehold condo Blossoms By The Park offers 275 premium units that range from 1-bedroom to 4-bedroom configurations. By EL Development, the project is slated to TOP in 2026.

Perhaps one pull factor is the development’s three storeys of commercial space, which will bring conveniences for its future residents, such as dining, retail and other services. Those who appreciate unblocked views also love how the 27-storey single-block building is much taller than buildings in the area, which range from 13 to 15 floors.
Other conveniences such as proximity to Buona Vista MRT station, an interchange between the East-West Line (EWL) and Circle Line (CCL), which is about a five-minute walk away; and malls that include The Star Vista and Rochester Mall are also a draw. Which Best-selling Condo Should You Go For?

Choosing a condo to buy depends on various factors, not just that it is on a best-selling list. After all, features that the majority go for may not be your cup of tea. You may also be considering budget, completion date, specific condo facilities, and proximity to your child’s future school or your favourite neighbourhood.
In Singapore, the only constant is change and rapid developments are an everyday occurrence. Check out the developments in your area of choice by consulting the URA Master Plan to see what might be coming up, be it new MRT lines, more schools, offices, other condos (that you may choose to wait for instead), and more. This is especially important if you plan to purchase the condo for investment purposes instead of for your own stay.
