According to the PropertyGuru Singapore Property Market Report Q3 2023, the price growth for non-landed private properties is slowing down. The Sale Price Index for non-landed private residential properties climbed 0.3% quarter-on-quarter (QoQ) in Q2 2023 compared to a 0.9% QoQ increase in Q1 2023.
The April 2023 property cooling measures mean that investors now need to incur higher Additional Buyer’s Stamp Duty (ABSD) rates – most starkly foreigners, whose ABSD rates rose from 30% to 60%!
That said, private property prices were propped up by the performance of Q2 2023 major new condo launches, especially those that hit the sweet spot among convenient transport to the city centre, an abundance of nearby lifestyle amenities, and choice schools.
