Yep I have done several concurrent sale & purchase transactions together. Yes typical hdb processing from 1st deposit to sale completion is around 3 months (excluding the time to find a buyer).

First of all congrats on your upgrading plans!

In fact I have just helped one of my clients upgrade from a 4 room HDB flat to a landed property last month! We were pretty happy with our results as we managed to sell their property with more than $30K cash over value and during the purchase, our clients was willing to offer $180,000 just below the asking and they really liked the house a lot. But end up we gave them a huge pleasant surprise when we managed to negotiate to bring the price down to $380,000 below the asking price thus helping them to save additional $200,000 more.

The whole process was really revolved around their interests only and every step and every piece of advice was targeted to the best of their interests. I work together with my partner to serve our clients and we were being interviewed by the government statutory board for agents, CEA. The feature was about agents with great client service.

You definitely have great plans in deciding on such a portfolio move, since landed homes have the greatest holding value of all property classes with the dynamics of market in Singapore where land is scarce.

From the day you accept an offer to your HDB, it takes an approximate 13 weeks to complete the whole transaction, assuming that your buyer does not require any extension period to complete the transaction and all necessary documents are submitted within the time frame required to HDB for the backend process.

There are 2 important issues to take note during te transition. One is your cash flow and the other is the timeline. With proper planning, you will be able to use the sales proceed and CPF refund to finance the landed house purchase, avoid Additional Buyer Stamp Duty and more importantly able to transit smoothly from your current place to your new place without the need of an interim housing solution.

Yes, you're right that a typical HDB transaction takes about 3 months to complete. I understand that you're looking to upgrade to a landed property, and you might be concerned on the Timeline and financial aspects of your sale and purchase.

Since the cost of a landed property can be quite substantial, I think it is most ideal if you could first sell off your HDB flat in order to avoid the hefty 12% ABSD that you will need to pay should you purchase the landed property first.

We could do both your sale and purchase concurrently, and request an "extension of stay" of up to 3 months from the Buyer of your HDB flat. This will allow some time for your funds to be ready for your landed purchase, and also some time for minor renovation of your new home.

Timeline planning if done right, will save you the hassle of having to shift house more than once. I believe this is what you, like many others, are looking at when planning to upgrade.

I am experienced and well-versed in both private and HDB resale transactions. I have helped many HDB flat owners upgrade to private properties, some even into multiple properties.

My area of focus is in Central/Queenstown/Bukit Merah region, and I am blessed to have transacted several "million-dollar" HDB flats over the past 1-2 years, with many others in the $900k+ range. I have managed to set record prices for many of my units I represented, most recently selling a 3RM flat at a record price of $590k.

Yes, you are right. Selling of hdb once exercise will take between 6 to 8 weeks.
I believe you will prefer to move directly from your hdb to the landed unless the flat is currently vacant.
