I'm a foreigner and planning to buy a property. Engaged to a PR and planning to get married soon. Once we're married, can my wife purchase the property individually, as to avoid 15% ABSD? Or should she buy before getting married?

HI Mike, as your wife is a PR, The ABSD is only 5% as we will follow your wife citizenship status when determining the amount of ABSD payable. Bear in mind that this is only applicable to private residential properties and not HDB. Good afternoon Michael,

the ABSD applicable will be 15% if you purchase under both names.

But if you opt to purchase under your spouse's name, the ABSD applicable will be 5%. A great reduction of 10%.

Be mindful that as she is the sole owner, the mortgage assessment will based on her income ONLY.

And as a SPR, she can opt for private properties like condos, apartments or townhouses.

She can purchase on her sole name before or after you guys get married, it will not be an issue. The ABSD will be only 5% for PR first property. The only issue is she can only purchase private property.
