My mom told me to go to property agent but i take that as a last choice because of Comm. Fee you see. I browse around 2 bedder flat but it cost 200K SGD. my CPF is roughly, 150K or something. My research sucks but is it really that expensive just for 2 room flat? 200K? Can any body ADVICE? Thnx

**At S$200,000, that is actually very cheap for Singapore residential property—in fact, on the open resale market, 2-room flats cost significantly more.**

To put that figure into perspective, here is how the pricing and flat types actually work in Singapore:

### 1. 2-Room HDB vs. "2-Bedder"

* In Singapore HDB terminology, a **2-room flat** has **1 living room + 1 bedroom** (~36 to 47 sqm / 380 to 500 sqft).
* A flat with **2 actual bedrooms** is an **HDB 3-room flat** (~60 to 70 sqm).
* If you saw a listing for S$200,000, it is a 1-bedroom (2-room HDB) flat, not a 2-bedroom flat.

### 2. Market Reality: S$200,000 is on the Lower End

* **BTO 2-Room Flexi (New from HDB):** Brand-new 99-year 2-room Flexi flats generally launch at **S$130,000 to S$230,000** before grants (and can drop to under S$100,000 after the Enhanced CPF Housing Grant).
* **Open Market Resale 2-Room:** The median transacted price for a 2-room resale flat on the open market is currently around **S$330,000 to S$375,000**.
* If a resale 2-room flat is listed at **S$200,000**, it almost certainly has a **very short remaining lease** (e.g., 30 to 45 years left, built in the 1970s or 1980s).

### 3. Your Financial Position (S$150,000 CPF OA)

With roughly **S$150,000 in your CPF Ordinary Account**, you are in a very strong financing position for a S$200,000 flat:

* **Downpayment:** 25% downpayment on S$200,000 is S$50,000 (payable 100% via CPF OA if eligible).
* **Buyer's Stamp Duty (BSD):** On S$200,000, BSD is only S$2,200 (1% on first S$180k + 2% on remaining S$20k), also claimable from CPF.
* **Remaining Loan:** If you use your full S$150,000 CPF, your outstanding loan would be only ~S$50,000, meaning your monthly mortgage would be roughly **S$230/month** on an HDB concessionary loan (2.6%), easily covered by regular monthly CPF contributions without cash outlay.

### Caution on Short Leases

Ensure the remaining lease covers you until at least **age 95**. If the remaining lease is too short relative to your age, HDB limits how much CPF OA you can draw, and bank/HDB loan amounts will be prorated downward.

You are right to be wary of randomly choosing a property agent if you are in the position where you have access to listings, have the time to research and uncover undervalued properties, and are able to out-negotiate trained professionals in the real estate market.

For a recent client, they decided not to go through that hassle themselves and rather pay 1% comms so they could save $70,000 on the purchase price.

Meanwhile, if you're looking at HDB resale listings, the price range sounds acceptable, given that you may also be eligible for grants that bring your total cash outlay to $0 or near $0.

All the best in your search!
