**Yes, pet odor can permanently penetrate flooring, walls, and cabinetry—and standard surface cleaning alone rarely eliminates it.**

Uric acid and animal dander contain proteins and lipids that bond porous building materials. As humidity rises in Singapore, the embedded salts rehydrate and release strong odors repeatedly.

### 1. Where Pet Smell Actually Traps

* **Flooring (The Biggest Risk):**
* **Parquet / Engineered Wood / Vinyl Flooring:** Dog urine seeps through micro-gaps between planks into the screed or sub-layer beneath. Once the moisture barrier underneath absorbs urine salts, mopping the surface does nothing. Replacing the entire flooring down to bare cement is often the only permanent fix.
* **Tiles / Marble:** Glazed tiles resist absorption, but cement grout lines are porous and soak up liquids readily. Grout lines must be stripped and re-grouted.

* **Walls & Skirting:**
* Porous drywall, wall plaster, and timber skirting boards absorb airborne dander, oils, and spraying marks. Odors persist until you apply an oil-based odor-blocking primer (e.g., shellac-based sealant) and a full fresh coat of paint.

* **Air-Conditioning Fan Coils:**
* Dog fur, dander, and oils circulate into the air-con blower wheels, evaporator coils, and internal ductwork. A routine chemical wash or full chemical overhaul is necessary to clear out the smell.

---

### 2. How to Protect Yourself Before Committing

* **Do Not Rely on Verbal Assurances:** The seller cannot guarantee the smell will vanish with simple wipe-downs.
* **Budget for Remediation (Factor into Your Offer):**
Estimate the cash required for:
* Full chemical overhaul for all air-con units (~S$120–S$180 per fancoil).
* Whole-unit repaint with odor-blocking sealant (~S$1,800–S$3,500).
* Professional deep ozone shock treatment / thermal fogging (~S$600–S$1,200).
* *Worst-case scenario:* Budgeting ~S$5k–S$10k to hack and re-lay bedroom timber flooring if urine penetrated the sub-floor.

* **Insert a Clause in the Option to Purchase (OTP):**
If the seller insists cleaning will fix it, stipulate in the OTP conditions that the seller must provide **proof of professional pet decontamination, deep steam cleaning, and chemical air-con servicing** prior to final key handover.
