If we are both 21 this year and working. And have 24k in cash savings. Are we able to buy a 4 room resale flat in pasir ris? And rent bedrooms out immediately? My salary is 1.8k, and my boyfriend's is 2.7k but he only started working recently in Jan 2013 while I started in June 2012, are we eligible for AHG?

Morning,

It will be best to apply for HLE first to see how much HDB is willing to loan you and proceed from there.

As for AHG, both of you might not be eligible as both of you are not in continuous employment for at least a year.

If you manage to purchase an unit, you are free to sublet the rooms immediately.

Afternoon,

Based on your income status, both of you are definitely eligible for HLE, provided neither of you have private property in hand. As for AHG, you should be eligible for $5k. Hence, work on the basic, get your HLE before moving forward. As for rental of common room, as long as both of you are staying in the unit, there will be no problem with that.

I guess the thing here is that you may face a bit of challenge in the COV portion, you guys may still fall short abit, coming to AHG, HDB requires the borrower to be continuously employed for 12 months.
