I am an America expatriate, hoping to relocate to Singapore in the next couple of months. I'm hoping to find a nice house to buy preferably 3 bedroom flat, with swimming pool, gym, and close to the beach, I need a trusted agent to help me find my dream home, I'm willing to pay any amount as the agent fee as long as i'm satisfied with the outcome. Hi, if you love the beach area, then Pasir Ris area could be one of the ideal location. It is in the Eastern side and closer to the airport too. And as a citizen of America, you need not pay any additional stamp duty and taxes will be kept at 3%. Further more, you do not need to pay any agent fee at all. If you are looking for units near to beach, you can only look at areas in Changi, Pasir Ris, West Coast, Semabwang and maybe Pasir Panjang area. It would be good to know the minimum required sizing, your preferred location and concerns if any.

Do take note that with a $1.3m budget, your choices are likely over in Pasir Ris or Loyang locality to be close to be beach area and with facilities.

I am unsure how the $1.3m budget has been derived if you require mortgage loan for the purchase since there are strict considerations before loans can be given out.

In addition, supposed you have shortlisted a property to purchase here in Singapore, your timeline in completing the whole purchase will be about 3 months time on average excluding any renovations that can be required.
