For many buyers who are looking at $0 COV, they are still particular about the location and renovation condition. And even with the case of $0 COV, it might not mean $0 cash outlay. There are a few units in SG with $0 COV but the condition and location might not be ideal for your context.

I am assuming you are a 35 years old Single Singaporean.

I will advise you to do a HLE first to see how much loan can you obtain from HDB.

Even though there are 4RM HDB sellers willing to accept $0 COV.

But you have to bear in mind: renovation costs (if you want to renovate), agent's fee, valuation fee etc will need to pay in cash.
