I am 24, and have saved enough cash thru investing and trading, currently holding a one million stock portfolio, looking to buy a studio unit for myself. May I know is there any financing option applicable for me or I have to buy with full cash, as I am looking to increase leverage on my portfolio. Is it better to set up a Pte Ltd to buy it? Would it den allow me to buy a HDB when I am 35? I am single and not planning to get married.

Hi,

Yes it may be possible to get bank loan financing and I can assist if I can have more info from your side. It is not advisable to set up company to purchase as the ABSD rate is much higher. You can purchase resale HDB when you reach 35 years old but would have to sell away the private property.

Dear Sir/Mdm,

You do not need to use full cash to purchase as you can either use your income to obtain your loan or pledge your stock portfolio to obtain a loan.

It is not advisable to set up a company to purchase a residential property as the Addtional Buyer Stamp Duty is 25%. It is better to purchase under your own name instead. If you wish to purchase a HDB when you are 35, it is possible but you will have to sell the private property within 6 months from the purchase of the HDB.

You need not pay for property purchase in full cash. There are various financing methods which you may consider. You could use your income to secure a mortgage loan, and do pledging or unpledging of funds if needed to secure a higher loan.
