Hi,

Myself SPR and wife is SG Citizen, Both are working income combined under 12K per month. Would like to buy property in SG which will be ready in 3 to 4 yrs. Since we will be going to US for some years to work. What are best options? We are first timer to buy property, BTO, EC, DBSS which is best ?

Hi KK,

It would be good to go for properties in growth regions which have strong capital appreciation potential. New ECs and private condos will fall into that category and you can select your choice units and have more options. BTO requires a bit of luck as its subjected to balloting, and DBSS has been phased out progressively.

Hi KK,

If you are looking for a 2 bedroom unit near the MRT, a private condo may be more suitable. Have you done up a financial plan to find out what is the budget you can afford comfortably?

My advise is to buy a new development since you will only need to move in 3-4 years down the road. Developers are also more keen to give discounts in today's market due to an oversupply.

I would suggest you to buy in places where there is potential growth in the future so that you can reap the benefits a few years down the road.

First, do speak to a banker to work on the finances and see how do you fit in with the different commitments moving forward. With a combined $12k monthly income, it could be relatively affordable to consider an EC, if there are no major financial commitments or lavish lifestyle to speak of.

Given your income, you should be able to afford an EC fairly comfortably. As such, I would suggest go for the EC option for the lifestyle as well as potential future appreciation once the EC privatises.
