In addition, have you speak to any banker in regards to your in principle approval (bank loan)? I will usually advise my clients to apply first before kicking start house hunting because you will have a risk of losing your option money if you realise you cant get sufficient loan at a late time.
If you are able to obtain max 80% bank loan, your initial outlay will be as such:
1) 5% cash downpayment
2) 15% CPF or cash downpayment
3) estimated 3% buyer's stamp duty
4) 5% additional buyer's stamp duty as SPR
5) legal fees
6) valuation fee etc
