CPF $125K alone is likely not enough on its own — but you may still be able to afford a 3-room resale flat depending on your income + loan + grants.

HDB 3 rm flats ranges from $300K to $650K depending on the age of the flats and location.

You will still need to loan for the purchase and loan eligibility is based on your income and age. Do up HFE if you intend to use HDB loan or IPA with bank to find out on your loan numbers before we can work out the numbers to determine if you can purchase a 3room resale flat.

Hi,

1) The following are the essential factors to tabulate a general budget for your understanding:
(a) Funds under CPF OA
(b) Saving Cash
(c) Active income to determine how much loan we could get.
(d) Available grants

2) Whether to take grant to lessen the load in the buying shall depends on your long term plan.
3) Using information of age 41, and assumption of no outstanding loan, and a good credit record, following are the possible loan:
Monthly income of:
(a) $3.5k -> loan ~$250k
(b) $4k -> loan ~$290k
(c) $4.5k -> loan ~$330k
(d) $5k -> loan ~$360k
(e) $6k -> loan ~$440k
(f) $7k -> loan ~$500k

4) Your loan tenure should be 24 yrs.
5) Possible grants are:
(a) CPF housing grant (Single): $40k
(b) EHG: up to $60k @ $4.5k
(c) PHG: $10k (living alone), $15k living with parents/child

6) Add up all available funds; CPF OA + Loan + Grants + Cash = budget.
7) Do not max the figure but to leave some budget for buyer stamp duty, legal fees, & miscellanous.
