Hi....we are sg and sg pr working in Indonesia but would like to upgrade from a hdb 4 room to a 3 room condo

Is it possible to use the existing rental income from the prospective condo to take a loan to purchase that very same condo?

Using proof of income from our work in Indonesia is not feasible for some reasons

Hi! This is a very specific financing situation and I want to give you an honest answer.

On using rental income from the prospective condo to finance its own purchase:
Unfortunately this is not possible. Banks require existing, proven rental income — not projected future rental from the very property you are buying. You cannot use anticipated rental income from a property to qualify for the loan to purchase that same property.
On your overall situation — here is what may still work:
1. Rental income from your existing HDB:
If you rent out your HDB 4-room flat after upgrading, that rental income can potentially be considered by banks as part of your income assessment — but only if there is an existing tenancy agreement in place
2. Foreign income documentation:
Some banks in Singapore are more flexible than others in accepting foreign-sourced income. Certain banks accept:

Indonesian tax returns (SPT)
Employment contracts with Indonesian employers
Bank statements showing consistent salary deposits

It is worth exploring this route with a mortgage broker who specializes in overseas income cases
3. Use a mortgage broker:
A good mortgage broker can approach multiple banks simultaneously and find the one most receptive to your specific income profile — this is genuinely your best first step
4. CPF usage:
As Singapore Citizens and PRs, you can still use your CPF OA savings toward the condo purchase and monthly installments, which reduces the cash loan quantum needed
My honest recommendation:
Speak with a mortgage specialist before anything else — your situation is workable but needs the right bank and the right structure.

My understanding is that the rental income from the property you are looking to purchase cannot be used to supplement your income for higher loan. I am unsure why this question is being brought up quite frequently within the last 3 months or so.

To obtain a loan, you will need to pledge some funds with the bank and the amount to pledge will be pretty significant.

It is recommended that you use your overseas income to support your loan application. You may try with different banks as some banks are more stringent in their compliance when it comes to income from overseas.
