It depends on location of the block, balance lease, level, unit condition, size as well as whether any ethnic quota restrictions.

The 4-room HDBs are generally transacting around 550k - 650k depending on the above.

The median transacted price of 4 room HDBs in Yishun estate (which includes Khatib) was $565k in Q42025.

Meanwhile, the actual price of any single flat depends on many different factors such as the age, level, condition etc etc.... so the median price may not be the best measure depending on what exactly you are looking for.

If you're looking to buy a flat here, let me know. I can help you avoid COV and save $30-70k as I do with most of my clients buying HDBs.
