Hi, I am single and is keen to buy 3 room resale flat. Wonder if looking for agent. What will be the charge incurred? Besides, for. Cov , are we allow to use CPF for deduction. Pls enlighten. Thanks

As for COV portion, you have to pay that in cash.

Afternoon Karen,

If you are buying the HDB unit using HDB loan, you will be eligible to use CPF to settle your 10% downpayment. You can also use CPF to settle the legal and stamp fee. COV, valuation report, HDB admin fee and commission payable are to be paid by cash.
If you are buying using bank loan, you can use CPF to settle the 5% downpayment and the legal plus stamp fee. 15% downpayment have to be paid by cash, on top of what is required to be paid by cash using HDB loan.
As for the commission payable, it's to be discussed between the client and salesperson, with GST payable.

I have a 3 room flat at 412 Bedok North Ave 2. It is on the top floor at level 9 and only 7 mins walk to Bedok mrt. Asking for cov is only 15k while the valuation is 355k.

Hi Karen

Usually the agent's commmission for buying a HDB flat will be 1% + GST. However, it's subject to negotiation between the buyer and the salesperson.

May i know which area are you looking at?

If you are taking a HDB loan, you need to pay COV, HDB admin fee and agent's commission by cash. The rest can used CPF.

If you are taking a bank loan and getting a maximum loan of 80%, you need to pay cash for the COV and also 5% of the valuation price. 15% of the valuation price can be paid by CPF if your CPF Ordinary account have sufficient funds to cover the same, any shortfall must be covered in cash.
