Yes, you make the right move. Financial calculation is the 1st step for the purchase. FYI, both you and your wife must be 3 years PR then can purchase a HDB.

In order to be eligible to purchase a HDB resale flat, both you and your spouse will have to be SPR for minimum of 3 years. Should you be eligible for the purchase, you will also be liable for a 5% ABSD.

The transaction cost would involve a minimum of 25% downpayment, out of which 5% has to be in form of CASH. The balance 20% can be from both your CPF-OA. Buyer Stamp Duty (BSD) approx 3% applies, as well as legal conveyancing fee and estate agent fee.

A Budget of around $750-800k for a 1300sqft 5RM flat in around Central region, you can probably only get older flats, with the balance leases around 60 years thereabouts. If you're still in your 30s or 40s, I will advise against these type of flats. Let's take this discussion further and explore your options together.
