Hi Gurus, a condo I'm looking at is located beside an upcoming MRT and a top primary school. However, it is a leasehold property that had its lease started in 1999.
I intend to buy and live in it and to sell it in five to seven years' time. Should I be concerned about the lease?

Hi JL,

Balance lease may be a potential issue, though I think you should be more concerned about the entry price and also general condition of the condo development and unit and facing. Older leasehold still have resale value if there are strong attributes such as distance to MRT and being near s top primary school, and the time you are looking to sell is when its still about balance lease of 70 years, which is still before the balance lease of 60 years mark.

Lease is not an issue if you are near to MRT.. As buyers will be looking to buy near to MRT...
If you really look at the status of singapore land, most properties near to MRT are leasehold..

Hi J L,

I believe you have already identified the balance lease as a concern, with respect to your plans moving ahead, therefore what is the trigger point for you to look further into this project despite this concern.

Having been in the real estate industry since 2009, where I deal primarily in residential transactions like private condo sale and rental, I have realised that in a property purchase, there are 2 main groups of purchasers, where they are mainly buying to sell in future and make a profit or rent out as an investment, and the second group will be for their own stay, and anything else comes more like a bonus.

The tangible values are of course the capital gains and rental yield achieved, but the intangible gains like convenience, ease of travel to school, office or parents place, can be hardly measured as they are of different priorities to different households.

I have purchased a resale HDB myself where lease begins 1985, purely because I have wanted my family to be near my children's school, where we enjoy great convenience over the years as the school is directly opposite my home.

Therefore it will probably be very helpful for your decision making process if you are able to list down your needs and wants in their priority and make a decision based on that on top of the price trend and etc.

Personally however, I'll be buying the home to live in with the plan to sell it within the decade; so I think the needs of the two groups are not so clean-cut everytime.
