The last EA unit transacted in this block is a level 10-12 unit, at $586k last year. There is also another level 4-6 unit that was transacted at $570k in 2018.

Transactions within the past 12 months for executive apartment like yours within 200m radius is range between $505k to $676k (total 8 transactions in the last 12 months). In addition, there is a total of 3 units of Executive Apartment listed within your 500m radius where their asking price is between $595k to $720k.

Yours being a ground floor unit is going to be an interesting proposition to home buyers. While low floor units are generally less favourable, a ground floor unit is relatively different and if unit's condition does not require massive works, the price range can perhaps be looking at a premium

The recent transacted range in your cluster is between 570k to 590k. From my experience, ground floor units are able to command a premium price because it is very rare in supply and some buyers especially landed down graders are keen on this kind of houses.
