Eligibility to purchase a 5-10 year old EC (after meeting MOP) is restricted to Singapore Citizens and Permanent Residents only.

In terms of its value, we can run a check for indicative valuation on your behalf if we have the unit's full details.

Private residential sale's commission is applicable for the sale assignment, and is typically quoted at 2% of the transacted price. 7% GST can be applied to this amount as the agency can be GST registered.

Dear Mr Lin,

Once the EC has crossed the 5 years mark, it is similar to a private condo with the only restriction that you are not able to sell it to a foreigner. ECs are usually less appealing to foreigners due to the location and therefore it will not pose a big issue to your sale process.

The commission for selling is 2% of the sale price. I have personally transacted resale ECs before and will be happy to give you an overview of the sales process and highlight the important issues to take note.

Hi,

Yes, EC is considered private property upon meeting 5 yrs minimum occupancy period.
It is allowed to sell to SC & SPR, no other restriction as those in HDB, such as need to form family nucleus or age limit, of course still has to be at legit age of 21 yrs old.
The only difference between this EC (5 yrs old), and full fledge private property is cannot sell to foreigner.

Value of EC shall dependent on the market value, within 2 km radius of similar transaction as a reference if there are any.

Commission for selling is 2% by market practice.
