Hi,

Yes you can purchase EM as a single 35 and above, but you can only take bank loan for the property. There is no change if you have a foreigner spouse, just that they need a valid 6 month pass at point of purchase. Thanks and may I assist with your housing plans further?

In order to qualify, you must be a Singaporean Citizen, you can look under the Non Citizen Spouse Scheme.

If you are looking at getting EM under single scheme or non-citizen spouse scheme, you will be have obtain bank loan. With that, you will need to prepare downpayment of 20%, based on 80% loan.
