Note: The November 2022 BTO launches have been released. Applications close on 1 December 2022, 11.59pm.
In the HDB BTO Nov 2022 launch, 9,655 units of BTO flats are offered in five estates, including mature estates Kallang/Whampoa and Queenstown, and non-mature estates Bukit Batok, Tengah and Yishun.
Three out of nine sites come under the Prime Location Public Housing (PLH) model: two out of three sites from the Queenstown Nov 2022 BTO launch (Ghim Moh Natura and Ulu Pandan Banks), as well as the Kallang/Whampoa Nov 2022 BTO launch (Kallang Horizon).

All eyes are on the launches in mature estates Kallang/Whampoa and Queenstown. These BTO Nov 2022 launches are in desirable city fringe locations and all enjoy good MRT connectivity.
The Nov 2022 BTO projects in non-mature estates, which include Bukit Batok, Tengah and Yishun, are less desirable in terms of location but with the Government’s plan to have all homes within 10 minutes of an MRT station by 2030, this looks set to improve.
If you’re willing to accept the minor inconvenience for a few years, then these flats are ideal as they are much more affordable. The Nov 2022 BTO site in Bukit Batok, in particular, enjoys decent public transport connectivity with an MRT station within walking distance, and could thus offer a happy medium between price and convenience.

The Kallang/Whampoa Nov BTO site, named Kallang Horizon, is located on the city fringe at the confluence of Lorong 1 Geylang and the Kallang River, right next door to Kallang MRT station, and will consist of 477 3-room and 4-room flats. It has been confirmed that the site will fall under the PLH scheme.
The Kallang Horizon site enjoys an attractive city fringe location with excellent public transport connectivity. Kallang MRT station is right at the BTO site’s doorstep, with the bus interchange nearby. Lavender MRT station is about 15 minutes’ walk away, and Bendemeer MRT station and Geylang Bahru MRT station are about 17 minutes’ walk away.
Thanks to the proximity of the Kallang sporting precinct, there is an abundance of sporting and recreational amenities in the area, including the Singapore Sports Club and Kallang Squash and Tennis Centre.
Only 3-room and 4-room flats are available in this Nov 2022 BTO launch, and there are not many schools in the area. This makes the Kallang Horizon launch more suitable for smaller households without kids who can afford to pay more for an attractive location.

There will be three Nov BTO launches in Queenstown.
The first of the launches, Ulu Pandan Banks, will consist of 1,330 units of 3-room and 4-room flats and will be located right across the road from Dover MRT station. It has been confirmed that the site will fall under the PLH model.
There is an abundance of choice schools and tertiary institutions in the area including ACS (Independent), Fairfield Methodist School, Singapore Polytechnic, SIT and NUS. While this makes it convenient for parents with kids, the Ulu Pandan Banks launch is limited to 3-room and 4-room flats, so larger households with multiple kids might have to look elsewhere.
Dover MRT station is right across the road from the Ulu Pandan Banks Nov 2022 BTO site, with Buona Vista MRT located about 19 minutes’ walk away. While not exactly on the city fringe, the BTO site is easily accessible from the city centre via a direct MRT line or Commonwealth Avenue West.

The second Nov BTO Queenstown launch, Queensway Canopy, will consist of 996 units of Community Care Apartments, 3-room and 4-room flats, about 16 minutes’ walk from Queenstown MRT station. Queensway Canopy is the only Nov 2022 Queenstown BTO launch that does not fall under the PLH model.
Located at the confluence of Portsdown Avenue and Queensway, the Queensway Canopy BTO project will be located near lots of well-loved amenities such as sports-themed Queensway Shopping Centre, IKEA Alexandra and Alexandra Village Food Centre.
There are not so many schools within close walking distance, and only 3-room and 4-room flats are available. Thus, this Nov 2022 BTO project could be more suitable for elderly residents or smaller households that prioritise location.

2,077 units of 2-room Flexi, 3-room, 4-room and 5-room flats will be available in the Nov 2022 BTO Tengah launch, making this the largest launch of the BTO season. Garden Waterfront I & II @ Tengah will be located within walking distance of two future Jurong Region Line MRT stations, including one which will be right at its doorstep, Hong Kah, opening in 2027, and Tengah Plantation, opening in 2028.
As Tengah is still being developed into a residential estate, all the amenities in the area are currently under construction. It is likely to be most popular amongst young families looking for an affordable BTO flat and who do not mind waiting for the neighbourhood to grow and develop.
