There are a substantial number of new condo launch projects in 2021, and this couldn’t have come at a better time.
As compared to 10 years ago, more Singaporean residents than ever are living in a condo. Demand for resale condominium projects has also increased, with the number of condo resale units hit an 11-year high in April 2021. It’s clear Singaporeans and Singapore residents don’t mind paying for condo projects.
Additionally, owning a condominium has always been perceived as a status symbol in Singapore, which has fuelled HDB owners to upgrade to a condo or an Executive Condominium (EC).
So we thought it would be a fun experiment if we asked members of the PropertyGuru team this: if money is no object, which 2021 new condo launch would you want to live in?

1. The Reef at King’s Dock: $890,000 to $3,780,000

If I have to pick, it would be a close fight between Park Nova and The Reef at King’s Dock. Having been to Park Nova’s showflat, I was blown away by the sheer size and design of its units—they’re well-thought-out and super spacious (and needless to say, super expensive).
But The Reef at King’s Dock would win simply because it’s not every day you get to live in a waterfront home. It’s close to the sea, part of the Greater Southern Waterfront project, and not too far away from the city.
Besides, I love hiking, so living close to nature parks such as Mount Faber Park and Labrador Park is a huge plus for me! That way I can take a walk on the weekends or even after work to destress.

2. La Mariposa: $1,250,000 to $2,376,000

I have always fancied smaller developments, and with a total of 17 units, La Mariposa stood out to me. But what sealed the deal is how La Mariposa is located in the Marine Parade/Joo Chiat neighbourhood, the area in which I grew up.
The area holds a lot of good memories for me: when I was in pre-school, I lived in rented homes along Onan Road and Butterworth Lane. Later, my parents bought a point block resale flat on Haig Road, and we lived there till I was 17 years old.
My friends and I would play soccer at spaces on Haig Road or Telok Kurau Road, attend church at Church of the Holy Family, and have our weekly chicken rice fix at Katong Shopping Centre (arguably, one of the best chicken rice places in Singapore).
In the Siglap/Joo Chiat/Katong area, you have good food, nice parks and sports facilities, conveniently located places of worship among other amenities! Home is where the heart is and my heart is, and for me, my heart is where my family and friends live.

3. Peak Residences: $1,255,000 to $3,860,400

If money was not an issue, I’d love to live at Peak Residences, ideally in a penthouse unit. I would renovate the rooftop terrace into a playground so my dogs will have loads of space to run around.
I have a love-hate relationship with the Core Central Region. Although I love the convenience that comes with it, I generally prefer quieter neighbourhoods. Peak Residences sits along Novena/Thomson Road, which to me, is a great balance of both.
It won’t feel as hectic as living in the heart of the city, but I will still be centrally located and well-connected. The freehold low-density project has only 90 units which means I won’t have too many neighbours. I’ll get to enjoy a sense of exclusivity and have more privacy too!
Plus, it doesn’t hurt that Peak Residences is located in one of the top 5 most dog-friendly neighbourhoods!

4. One-North Eden: $1,188,000 to $2,725,000

If I were to invest in a new property in Singapore, my pick would be One-North Eden. The area around one-north has a lot of tech start-ups and I read about upcoming developments in that area as well.
I also like that it is a very short walk from the one-north MRT stations and other nearby amenities; the price range is also appealing. I also liked that the pool and outdoor areas look very calm, which is great to come home to after a busy day at work.

Pro tip: if you love high ceilings and want the feel of a loft condo unit, you’ll be glad to know the dining and living areas of One-North Eden apartments have a ceiling height of about 4.5m. Also, high ceilings are usually accompanied by huge floor-to-ceiling windows that let in lots of natural light.

5. Normanton Park: $600,000 to $3,698,000

There are three reasons why I’d want to choose Normanton Park: its location, amazing views, and food places surrounding it.
Firstly, I’ve lived on the east side of Singapore all my life and most of my family live in the northeast area. I refuse to live in the west of Singapore because it feels foreign to me. However, my partner’s parents live in the west. Normanton Park’s Queenstown-ish location is the compromise I’m willing to make.
Secondly, several of the project’s south-facing towers have unblocked sea views and city views as well. If it were up to me, I’d want a million-dollar view if I buy a million-dollar house.
Lastly, Queenstown is a mature estate so it has a good blend of hipster/yuppie cafe places and solid hawker fare. My favourite coffee place, Tiong Hoe Specialty Coffee, is a 4-minute drive away. Plus, IKEA Alexandra is just 5 minutes away by car. Never mind furniture, I’m obsessed with IKEA’s $1 hot dogs.
